Central City Apartments is an 82-unit multifamily development with 1 & 2 bed units in three 3-story buildings, located on the cusp of Macon’s central business district. It is near Terminal Station, Macon Transit Authority hub, and all of downtown’s employment, recreation, retail, and medical amenities. It is the first affordable housing built in downtown Macon in decades. Through an innovative partnership with Daybreak Day Resource Center, the ground level of one building also hosts a medical respite center serving homeless patients recently discharged from the hospital. This was separately funded and operated by Depaul USA. There are 30%, 60%, and 80% AMI units, to provide both deep affordability as well as much-needed workforce housing, and 25 units have Project-based Rental Assistance. It was financed through 9% LIHTC, DCA SLRF, Macon-Bibb County Revolving Loan Funds, and funding through Depaul USA.
